Weekly Visits

  • Visual inspection to include checking siding, windows, screens, outdoor showers/pool house (if applicable), condition of gutters and downspouts, yard debris, fencing, etc.
  • Check the condition of the pool and spa areas (if applicable).
  • Remove minor debris such as fallen tree branches or trash blown into your yard
  • Check all windows, doors, and sliders are locked and secured
  • Look for any signs of water leaks
  • Inspect for any evidence of rodents or insects
  • Test smoke detectors – once a month – and replace batteries as needed
  • Flush and disinfect toilets to prevent dried gaskets and water rings. **
  • Running and lubricating sink disposal – it will “lock-up” – once a month **
  • Be sure ice makers are turned off
  • Check appliances, especially refrigerator and freezer, in case there has been a power outage
  • Open and close garage doors (if applicable). Lubricate if needed.
  • Check basic plumbing. Eliminate stale drain water by running water through your sinks, tubs, and showers. **  (Twice a month)
  • Check the breaker is turned off to the water heater
  • Pick up any packages, mail, newspapers at your property
  • Check the thermostat(s) are set to the owner’s parameters
  • Weekly report via email or text with pictures, as needed

Additional Services Offered

Minimum 1 hour charge.  After first hour, rate is charged in 15 minute increments.

 

  • Waiting to meet contractors, vendors, or deliveries and installers for services to the property.
  • Provide access to the property for any of the above, as directed by the property owner.
  • Handyman services on minor issues found, with notification and permission from owner.
  • Photo and video updates on projects/renovations being done by hired contractors.
  • Turn off Ice makers off and empty ice trays/bins
  • Set thermostats as directed by owner
  • Remove and dispose of perishable food items from refrigerator
  • Confirm all windows and doors are locked/secured
  • Adjust all blinds and curtains as directed by owner
  • Ensure all appliances are turned off and unplugged
  • Turn off breaker to water heater
  • Wrap toilets (if water is to be turned off)
  • Close all sink stoppers
  • Confirm owner has turned off water valve into home
  • Ensure all lights and ceiling fans are off
  • Set light timers, if directed by owner
  • Set security system (if applicable)

Includes both pre & post visits

  • Stow away or secure outdoor furniture, as discussed with owner
  • Secure any screen doors and exterior shower doors
  • Take down flags and secure potential projectiles
  • Be sure downspouts are clear of debris
  • Post storm – check interior of house for possible water damage, clean small debris on property.
  • Provide email report with pictures, as applicable

Decide to make a last minute visit?  We will:

  • Adjust thermostat to your preferred temperature
  • Open curtains and blinds as directed by owner
  • Turn on breaker to water heater(s) (if water is turned on)
  • Turn on ice maker(s) (if water is turned on)
  • Sweep up any dead bugs (yes, you will have some)
  • Note: Does not include general cleaning services such as dusting, vacuuming, cleaning bathrooms, washing linens, changing beds, etc.)

Make a list of minor things, and we’ll get them done while you’re away.  Things like:

  • Changing inside and outside light bulbs
  • Repairing off-line doors (such as bedroom doors, cabinets, pocket doors)
  • Minor carpentry work
  • Interior painting
  • And more!
